Situations

Eight situations. One straightforward exit.

Cash is not the right answer for every seller. These are the situations where speed, certainty, and as-is condition usually matter more than squeezing out the last dollar. Pick the one that sounds like your file, or call and we will tell you honestly whether a cash sale fits.

Common thread

What every one of these has in common

Different circumstances, same requirements: a clean title, a realistic number, and a closing date that does not move.

01

Tell us about the house

Call, text, or send the short form. Address, condition, and your timeline are enough to start. Takes about two minutes.

02

We walk the property

An owner visits the property as-is. No repairs, no cleaning, no staging. A friendly walkthrough, usually 10–15 minutes.

03

You get a written offer

A clear, itemized cash offer with the numbers behind it. No obligation, no pressure, and no renegotiating after you say yes.

04

Close on your date

Pick the closing date that works for you — as soon as seven days, or later if you need time to move. We cover standard closing costs.

FAQ

Before you pick a situation

How the different files work, and when a cash sale is the wrong call.

01How do I know which situation applies to me?

Pick the page that sounds closest to your file. If two fit, call and describe the property. An owner will tell you which path usually closes cleanly and what documents you will need.

02Can you buy if the property is in probate or has title issues?

Often, yes. We work with probate attorneys and title companies regularly. We can close after the estate is opened, or structure the timing around the court schedule.

03Do you buy occupied properties with tenants?

Yes. We buy occupied rentals with the lease and security deposits in place. You do not need to evict anyone before closing, and we take over the landlord role afterward.

04What if I need to stay in the house after closing?

We can offer a short post-closing stay so you have time to move. The dates are agreed in writing before closing, and the daily cost is disclosed up front.

05Is a cash sale always the best option?

No. If the house is market-ready and you have time, a listing often nets more. We will say so when that is true, even when it costs us the deal.
